Let’s head up to the Fishtown/Kensington/Port Richmond Area of town to take a peek at a super stylish renovation project, shall we?

We’ve gotten wind that the two-story rowhome at 2617 Sepviva Street (map) is about to hit the market in the $260,000 – $265,000 range, We caught up with Kelly Straka, founder of Lux-Living and developer of this project, to see what this place has in store for potential buyers.

(Spoiler alert: a lot of really cool and custom features.)

The completely updated house features an open floor plan that’s full of high-end finishes. Straka said the staircase used to be in the center of the house, and they moved it to the side and added an iron railing–custom designed by Straka and Pete Swinehart. It’s a real standout piece, and it also contrasts wonderfully with the rustic reclaimed wood in the new kitchen bar by Steve Hartner. It’s all tied together with those hip geometrical pendant lamps.

Straka said she is combining the various elements of what Lux-Living offers (staging, design, etc.) to renovate this home with a little more freedom than if it she was hired by an outside developer, which means that the eventual buyer will have that same freedom to customize the home even more in order to get things just right.

“Typically,” said Straka, “once it’s done. It’s done. I want to make it feel like a new construction project, [so] any changes they want to do, I’m pretty much open to it.”

The crew is finishing up the basement and bedrooms in the coming days, and Straka expects the home to hit the market at the end of this week “if it doesn’t sell before then.”

Jimmy G.B. did the mural in the backyard, which Straka said she’s been toying with the idea of adding other neighborhoods, such as Kensington, because this home is in Kensington, to the other walls as well as in the basement. Ultimately, that’s up to the buyer if they want more murals to their home.

To top it off, the home is right around the corner from Memphis Taproom, which recently took home a spot on Philly Mag’s 50 Best Bars list.
