Ever wanted to run your own bed-and-breakfast inn?

A historic property that’s ideally suited for that and many other purposes is on the market in Newtown Square.

The property in question is Echo Valley Farm, a 1.83-acre mini-estate in the Radnor Hunt area that houses a collection of authentically rustic yet totally sophisticated spaces for just about anything that might strike your fancy.

The main buildings on the property date to around 1708-10 and were built as part of the William Lewis farm immediately to the west. There are four of them: the granary, the barn, the hay house and the milk house. None of them serve their original purposes, but all of them will serve yours well.

Let’s start with living your life. That’s what the granary is for. You enter the granary through a greenhouse extension that has raised planting beds ideally suited for growing herbs and flowers — and for relaxing and soaking up the sunshine, as it’s also got room for furniture.

Inside, you’ll find a spacious eat-in kitchen that’s fully up-to-date yet in keeping with the home’s country character. It’s outfitted for the serious cook with soapstone counters, a farmhouse sink and top-of-the-line appliances, including a Sub-Zero refrigerator, Viking range and Bosch dishwasher.

Next to the kitchen is a butler’s pantry that offers a second refrigerator, more prep and storage space, and a built-in desk that you can use as a home office space.

The formal living room and music room on this floor showcase this home’s original character, and the bedroom on this floor also sports a beamed ceiling and appropriate decor. There’s also a full bathroom on this floor.

The granary’s upper floor is given over to a full-floor master suite with beamed ceiling and two private toilets.

The former barn has been transformed into the ideal party space. It’s got a pub-size bar with booth seating, TV and billiard areas, and a cabana with two powder rooms downstairs and an expanded bedroom suite with full bath upstairs.

The cabana doubles as the gateway to the beautiful outdoor pool, a pond-like oasis that’s perfect for outdoor relaxation and entertaining. Also adjacent to the pool is a secondary barn with its own entrance that’s currently configured for use as an office and studio apartment.

The hay house and milk house round out the property. The hay house, a one-bedroom loft-style cottage, has a full-height stone fireplace as the living room’s focal point, its own kitchen with full-size appliances, an in-unit laundry and a private rear patio with koi pond. The milk house is a one-bedroom efficiency cottage with similar rustic charm: vaulted ceilings with exposed beams, brick floors.

As should be clear by now, the possibilities are endless here. Don’t want to run a B&B? You could use the accessory buildings as au pair or in-law units, guest quarters or sources of rental income. It’s all up to you.
