Just Listed: Neotraditional Shore House in Avalon

This mélange of Shingle Style, Dutch Colonial and Victorian Second Empire architecture sits on what may well be the most conveniently situated plot of land in all Avalon.

Like many newer houses in Avalon, this one combines various elements of traditional Shore architecture: a Victorian mansard roof, Dutch Colonial double gable and Shingle Style siding. It then adds to all this another, less common feature: a location unrivaled for convenience. Two causeways connect Seven Mile Island to the Cape May County mainland. One serves Avalon, its northerly community, and the other serves Stone Harbor, its southerly one.

Both causeways connect to their respective communities’ downtowns. Stone Harbor’s ends at that borough’s cross-island commercial strip, 96th Street. Avalon’s business district begins at the borough hall at 30th Street and Dune Drive, then extends north along Dune Drive to 20th Street; the causeway from the mainland connects to its southern end at 30th Street.

The Avalon neotraditional Shore house for sale you see above sits one lot towards the ocean from the southeast corner of 30th Street and Dune Drive.

What this means is: Once you’ve made the roughly 90-minute drive from Philadelphia to your new Shore house, you can just park the car in its garage and leave it there for the duration of your stay.

The house itself has all the usual amenities newer Shore houses have. On the first floor, which is slightly elevated to rise above those occasional storms, are three bedrooms, one with an en-suite bath.

And it has some open space around it, enough to include a backyard with room to air-dry your laundry (the laundry room is on the first floor), a patio on one side and a path with two shower stalls and a storage area for your beach gear on the other.

But its nicest amenity is its location. It’s on an entirely residential block on the side of Dune Drive that’s away from most of the restaurants, bars and coffee shops. This means that you have an easy walk to all of those places as well as Avalon’s supermarket and variety store, but you don’t have to put up with traffic, delivery vehicles or noise.

In addition to many restaurants, coffee shops and bars to choose from along Dune Drive and the streets that intersect it to your north, you also have many ways to get exercise here within walking distance.

Across Dune Drive from your place, you will find Avalon’s municipal complex. The police department, volunteer fire department and municipal building all line Dune Drive, and behind those you will find Avalon’s award-winning public library, its elementary school and a public recreation complex that includes a track, exercise stations and a basketball court.

And if you’d rather enjoy some scenery with your morning run, just head in the other direction, towards the beach. The 30th Street entrance to the boardwalk lies just behind the Avalon Community Hall, and it’s a perfect place for a jog — or a bike ride in the early morning hours. Cape May County’s shortest boardwalk — it stretches for a half mile from 21st to 32nd streets — has a restaurant, an arcade, a breakfast place, a fishing pier and an ice cream stand located along it, and the new Surfside Park next to the boardwalk at 30th Street has restrooms, a foot rinse and a playground for the kids that features programmed activities on Fridays from June through August.

They say that the three most important features of a piece of real estate are “location, location and location.” Along with all its other nice features, this Avalon neotraditional Shore house for sale has a location that can’t be beat.
