What the Median 2-Bedroom Rent Will Get You in Levittown
A lot for your rent dollar, it appears: the area is thick with garden apartment communities that offer amenities usually found in "luxury" apartment communities, but at rents far below luxury levels.
When we go searching for apartments to feature in our Median Rent Roundups, we usually restrict our search to units that rent for anywhere from $100 a month less to $100 a month more than the median figures reported on ApartmentList.com. (You can view Apartment List’s latest rent data and download it here.)
The target figure for Levittown, No. 4 on its list of 10 communities, is $1,450.00.
We actually had to adjust the bottom of our range downward another $100 to find enough available apartments.
And the apartments we did find at that price range would probably rent for a good $500 or so a month more were they located in one of the previous stops on this tour, for all of them are in attractive, well-maintained garden apartment complexes that offer amenities landlords usually tout as “luxury” features.
All of them, for instance, have swimming pools, community green space and a community hall with a meeting room. Four of them have clubhouses with fitness centers. Three have children’s playgrounds and two have picnic groves with grills. And none of these communities charge you extra for these facilities: like your cooking gas and hot water, they’re included in the rent. (One luxury feature these apartments lack, however, is in-unit laundry facilities; instead, there are shared facilities onsite for residents’ use.)

Like most of the other featured apartment communities this week, this garden apartment community dates to the 1960s/1970s era: 1970, to be specific here. Owner Westover Communities has done a very good job keeping the apartments in good condition and relatively up-to-date; some units have gotten recent upgrades (inquire with the leasing agent about your unit). You’ll find gas ranges in all the kitchens and energy-saving ceiling fans in the main living areas as well.
Country Manor Apartments, 2151 E. Lincoln Highway, Levittown, Pa. 19056 [Westover Communities]
Woodbourne Apartments | 2-bed, 1 full-, 1-half bath apartments have 850 square feet of space and rent for $1,425 to $1,575 per month. Cats welcome; contact leasing agent for details on pet policy.
This is the only one of the five communities where “Public Transportation” is listed as one of the amenities, and sure enough, a SEPTA bus route runs along Woodbourne Road, eventually connecting with Woodbourne station on the West Trenton Regional Rail line. But the management wants you to know that you really can do that car-free thing here if you want: “Quiet Community…A Nice Place to Call Home…You Can Walk to Whatever You Need,” reads the property manager’s teaser for this development. And with a bunch of shops and eateries, including an HMart supermarket, clustered around the nearby intersection of Woodbourne and Bristol-Oxford Valley roads, you can take care of most of your basic everyday needs without having to get into your car. The kitchens have been upgraded with stainless steel appliances, and all the units have private patios or balconies.

You should be able to guess what this community’s standout amenity is just from its name: it’s the only one of these five communities to include tennis courts among the many community amenities. It also has a picnic grove with grills and shared laundry facilities in each building (the townhouses have their own in-unit laundries). There’s a sundeck surrounding the pool so you can soak up the rays in what’s left of summer.

Are you a cat person? The management at Orangewood Park wants you to know that your feline friend will be treated very well here. Both a pet shop and a cat vet are close by, a PetSmart is just 10 minutes away in the Levittown Town Center, and the community is also close to the Animal Hospital of Levittown, whose “Cat Sundays” are designed to put your puss at ease when they go for their annual checkup, one of the most stressful events a cat (and its owner) endure. There are lots of really nice human amenities as well, including an interactive resident hub where residents can connect with one another and with management, a children’s playground and a picnic grove with grills. The management must be doing something right as well: this complex won a “Best of Apartment Living Award” from the Apartment Association of Greater Philadelphia last year.

Brittany Springs Apartments | A 2-bed, 1-bath, 900-square-foot apartment is currently listed as available for $1,235 per month on the community website. Pets welcome, up to one indoor cat and one dog per unit; breed and weight restrictions and a $350 upfront fee per pet apply. Dogs are charged an additional $30 in rent per month.
The balconies on most of the apartments in this community might conjure up in some images of gracious country living somewhere in the South. On the inside, though, these apartments have been totally renovated to reflect 21st-century Pennsylvania tastes: The kitchens have granite countertops, stainless steel appliances and subway tile backsplashes, and the living spaces have new hardwood floors. This, however, might also make sense, given that the management company that owns it is based in Connecticut (this is the company’s only Philadelphia-area property). Sesame Place, Parx Casino and Philadelphia Mills are all close at hand.
