New Tradition in Sadsburyville for $240K

This spiffy home in a new subdivision comes with all the usual amenities wrapped up in a nice marketing package.

This week, our first-time-homebuyer special department takes its own venture into the Land of (Almost) New Construction to see both what our builders are offering starter-home buyers and how they’re selling it.

For starters, what they’re building isn’t too shabby, if this home in the Sadsbury Park subdivision in Chester County’s western reaches is any guide. This home is an upgrade of a base model builder Keystone Custom Homes offers as a Cape Cod; this version adds a front porch and large gable that turns it into a bungalow. Its original buyer also altered the model by having the detached one-car garage in back attached to the home, an alteration you will appreciate around this time of year.

Inside, it has a contemporary open-plan main floor that’s set up for one-floor living for its owner. The living room and eat-in kitchen form a single seamless space to the left of the front door. To the right, accessed from an alcove off the living room, the master suite offers a huge bedroom, a large walk-in closet and an en-suite bathroom.

Upstairs you’ll find a hall bath and two more bedrooms.

All very nice, and the price is right. Now let’s turn to the marketing.

It shows that the work of the New Urbanists and the Neotraditionalists has not totally been in vain, for it’s at least soaked into the brains of the marketers. Even pretty standard suburban subdivisions in car country are now being packaged in small-town dress.

Sadsbury Park is described as “an award-winning walkable new home community…with tree-lined roads, broad sidewalks and walking trails that connect homes to a playground, parks, a neighborhood pool and historic Sadsburyville.” It’s also a standard subdivision with only one access point off the main road that runs past it; all the dead-end streets emanate from that access point like branches off a tree trunk, and to get to historic Sadsburyville, you need to go out to that main road. Just how walkable all this is, then, depends on what happens once you leave the reservation.

And in this case, the marketers must also have had Millennials in mind when they labeled the floor plans on the homes. You’ll find one for the base model in this listing. There’s no such thing as a bedroom, living room or kitchen in this place: instead, you’ll find rooms labeled “Relax,” “Create and Connect,” “Retreat,” “Sleep” and “Dream.” Sounds like some hip new boutique hotel in a converted factory building in Callowhill, doesn’t it?
