3601 Market Street On Track for Summer Opening, Commercial Space (Almost) All Leased Up

Here’s some cool news. 3601 Market Street is ramping up to its opening this summer and developers Southern Land Company has announced they’ve leased up all but one* commercial space in the building.

The usual quick-serve chains–Jimmy John’s and Dunkin’ Donuts–are in the fold, according to a press release from Southern. And while those staples might not move the old foodie meter for you, a few others just might.

Bagel lovers are sure to rejoice as local favorite Schmear It will venture out of its popular truck and into the world of brick and mortar operations. They’ll have a space alongside “a local pizza joint” called PWS.

Two of the more interesting concepts include a  place named Herban Quality Eats, a “healthy & hearty fast-casual restaurant serving warm meals made from real, nutritious ingredients.” It’s currently based out of the shared kitchen space at the Enterprise Center near 48th and Spruce. We’ve heard they’ll be open in the fallDanlu, an Asian-influenced bar/restaurant concept, is also in the mix. The (quite gorgeous) renderings show a modern, multi-floor set up with woodgrains, plenty of seating and lots of open space. The centerpiece will be a dramatic staircase located in the middle of the restaurant.

The project consists of 363 luxury units and the press release says the 28-story building will be “open for residents this summer.” Southern has set up a temporary residential leasing office at 3535 Market Street. Amenities will include a rooftop pool (as seen in the gallery below), fitness center with yoga and spin classes, indoor and outdoor lounges, a game room and parking for 140 bikes. The room will be outfitted with stainless steel appliances and quartz countertops. BLT Architects was the architect on the project.

This project marks Southern’s first foray into the Philadelphia market. You may remember that they made a big splash earlier this year when they acquired the long-vacant parcel at 1911 Walnut Street on Rittenhouse Square. Plans for that lot, which includes the former Warwick apartments, O. H. Bair funeral home, the Rittenhouse Coffee Shop and the lot fronting 20th and Sansom, are still being developed.
