When Smarty Jones almost took the Triple Crown in 2004, were you saying to yourself as you watched his electrifying performances, “I’d like to raise a horse like that someday”?

That day has come. Now on the market on Montgomery County’s rural far fringes is a fully equipped horse farm designed to be a first-class equestrian facility.

The current owners purchased the 30-acre property in New Hanover Township with the express aim of creating a superior farm for breeding horses. The modern barn and stables, built in 2001, and the indoor riding facility, added in 2007, attest to that. The barn has 12 horse stalls, two heated wash stalls, two tractor bays,a sawdust bay, a tack room, an office, a kitchen with laundry, a feed room, an equipment room and a 2,000-bale hay loft. The 200-foot-by-90-foot indoor riding arena has a rubber waxed sand carpet fiber surface, slanted solid rub walls and ample lighting. An outdoor riding ring and exercise ring complete the equestrian picture.

Once the owners got all that into place, they turned their attention to the 1851 Pennsylvania fieldstone farmhouse, redoing it with the express aim of turning it into a superior human living facility.

That they did by building a brand-new chef-quality kitchen with granite countertops, a Viking pro range, a Sub-Zero refrigerator/freezer and a huge island. Attached to this space are a stone-walled, exposed-beam summer kitchen and a breakfast room with exposed stone and a tile floor.

The living and dining rooms were elegantly restored as well. The owners took care to preserve such original elements as the random-width wood floor and corner built-in shelves in the dining room and the impressive stone fireplace in the living room. Also on the main floor are a library, a home office and a mud/laundry room.

Upstairs, the master suite boasts a large bedroom with a gas fireplace, dual walk-in closets, and a huge master bath whose appointments include a jetted tub and a walk-in shower.

Three more bedrooms round out the upper floor. One of them has a sitting room and full en suite bath, and a second has a gas fireplace as well.

Finally, the house has a walk-up attic and full basement.

The tenant house on the grounds was remodeled to match the rest of the farm, and the owners also added a heated outdoor pool with changing room, showers and powder room.

The grounds also feature a stocked pond, eight pastures, four turnout sheds and heated auto-waterers, thus ensuring that you, your horses and your feedstock will all live and grow in comfort.
