We’ve told you all about the transformation that’s taking place on Girard Avenue in Brewerytown these days. With projects like The Fairmount at Brewerytown, it’s clear that the change is moving northward as well. While the name might be slightly confusing, geographically speaking, the adaptive reuse of a former warehouse at 31st and Master Street is not. Comprised of 162 apartments, the complex will feature a concierge, coffee station, full service gym, bike storage, indoor parking and even cold storage for delivery groceries.

What’s more, the project from McSpain Properties promises to be pet-friendly (no breed restrictions, say their website) and features an impressive rooftop deck area. You’ll see that the renderings show a pool, sweeping southern views, plenty of seating and even a dog park. Yes, you and your pup will enjoy some stellar views of the entire city. Michele DiVeterano of McSpain Properties tells us that the original water tower support will be repurposed and used as a cabana area.

The building will also consist of a retail space and possibly even a 24-hour market on the ground floor.

As for the apartments, look for that warehouse-y industrial vibe that has become popular in this type of conversion–high ceilings, large closets, open space and exposed duct work. According to DiVeterano, McSpain is looking to have the units on the top floor delivered by June. Each subsequent floor will be completed one at a time, every 30 days until the entire building is finished.
