Brewers Mill aims to do for 28th Street what the V2 project is doing for Myrtlewood. The difference is, this one's happening all at the same time.

Last week, we showcased the one-home-at-a-time approach to transforming a rundown block with our Hard Hat Tour of 1423 N. Myrtlewood St. in Brewerytown.

This week, we have an example of the package-deal approach: the Brewers Mill Townhomes project on the 1400 block of North 28th Street, a block and a half to the east.

This development from Argo Property Group is also an infill project, consisting at the outset of nine brand-new townhomes designed by Cadre Design of Manayunk. The homes are scattered throughout a block of a street that, like Myrtlewood, currently consists of some occupied homes, some vacant ones and some empty lots.

Like most Brewerytown projects, Brewers Mill is aimed at the middle of the market but offers features found in pricier homes such as built-in audio and home automation with full Nest, Sonos and Alexa integration.

Each of the four-bedroom townhomes has an open-plan main floor with a Eurostyle kitchen outfitted with energy-efficient stainless steel appliances and mosaic tile backsplash, a full-floor master suite on the third floor, a roof deck and a basement bonus rooms that can serve as a rec room, a home office, a workout room or storage space.

The exteriors boast a clean modern design with light brick facades. The facades are noteworthy for the absence of the protruding square bay windows commonly found on homes in this price range; instead, together they form a rhythmic ensemble that alternates large and small expanses of smoked gray glass that give the units a jazzy, abstract vibe while harmonizing with the existing homes on this block.

Both the developer and the brokerage marketing the units, Agent PHL, are committed to renewing blighted city neighborhoods. Argo focuses exclusively on Brewerytown, which continues to draw growing interest from both neighborhood-based and outside developers. (Argo is one of the former.)

The model home at 1447 is not yet complete, but the renderings and 3-D floorplans below should give you an idea of what you’ll find in these homes.

The homes are scheduled to be completed this summer.
