Today in Gift-Giving: The Fed Returns Housing Authority to Philadelphia

Picerne Glenridge Model 0055The Fed has returned the management of the Philadelphia Housing Authority to Philadelphia after two years in federal custody. U.S. Housing and Urban Development Assistant Secretary Sandra Henriquez said at the official gift-giving ceremony:

“We are here today because of the untiring efforts of HUD’s receivership team, in particular Estelle Richman, and a new management team at PHA to restore the credibility of this agency for the citizens of Philadelphia. It’s a great day for the City, the housing authority, HUD, and most importantly, the residents who rely on the housing and services PHA provides.”

Signed Contracts for Homes, Condos and Co-ops Are Up

The Pending Sales Index, which tracks signed real estate contracts for existing single-family homes, co-ops and condos–not new construction–have not only increased in March, but are above last year’s level. Have we hit a plateau? Things do seem to be leveling out, according to the National Association of Realtors.

A few months ago, we did our first Property Profile with David Magerman, who moved to Philadelphia in 2004 and became a transformative force in the area’s Jewish community. When we spoke, he called himself “a systems guy” who, when he sees a need, does his best to fill it. One need he identified was an area kosher restaurant, and in a fortuitous turn of events, chef Michael Solomonov was looking to do kosher at the same time. The resulting Citron & Rose garnered rave reviews and quickly developed a devoted following. But the disparate reasons for such devotion explains why the two have parted ways.

This morning’s Philadelphia Inquirer features about the transformation of Conshohocken, which–as one reader said this morning–was considered a “ghetto” when she was growing up 30 years ago in Lafayette Hill. The borough has become–according both to the Inquirer and the April issue of Philadelphia Magazine–one of the Philadelphia area’s hottest neighborhoods. The Inky puts it in terms of demographics “Over the last decade, Conshohocken’s population has grown younger, wealthier and whiter, according to U.S. Census data.”

18 Mainland Road in Mainland, Pa., has a lot of hallmarks of Victorian Italianate architecture, with three stories, flat roof and the ornamental cornices and brackets typical of the style. The symmetry of the squared off windows, though not strictly adherent to the form as defined today, is rather satisfying and clean. The four-bedroom, three-bath house was built in 1855, not long after the Italianate style came to the U.S., having been inspired by Tuscan villas. Perhaps the listing’s “diamond-in-the-rough” characterization actually helped–buyers seem to like it when they’re spoken to like intelligent people who can accurately distinguish linoleum from hardwood.

Whether rough or no, the house is quite a catch, with five fireplaces, a wrap-around porch, big rooms, built-ins and pocket doors. It sits on almost two acres of land with a pool. The last asking price was $465,000.

Which Neighborhood Has the Most Deadbeat Landlords?

Philly has 10 City Council districts, and according to data analysis by NewsWorks, one of them leads the rest in property tax delinquencies. But it’s not necessarily the one that you’d think.

The 8th District (above), like all Council districts, is oddly shaped and includes disparate neighborhoods–everywhere from 22nd and Allegheny to Stenton and Hillcrest avenues. Represented by Cindy Bass, the 8th owes $94,151,727–the most of any of the 10 districts.

CEO of NBC Puts Delancey Street House on Market

burkehomeStephen Burke, former COO of Comast and now CEO of NBC Universal owns 1817 Delancey Street, a double-wide, six-bedroom townhome with elevator and two-car garage on what is arguably the most beautiful street in Center City. He certainly owns plenty of other properties as well, but this one is a true Philadelphia gem.

Of course, homes like this don’t come cheap. First-day asking price: $5.6 million. Don’t expect that to come down too soon; this is a man who can afford to wait.
