Farewell, Salvation Army day care and cafeteria.

Hello, Estates on 3rd.

This new four-unit gated luxury townhouse development on Third Street below Walnut in Society Hill finally solves a problem that had troubled realtor-developer Noah Ostroff for some time, namely, finding a new use for the old Salvation Army property.

(Your channel editor blogged for Ostroff when he was first marketing the property for sale.)

The cafeteria and daycare facility on the site have been leveled, and work has commenced on these homes, each of which has four bedrooms with en suite baths plus two half baths.

The four-story homes all have at least 4,900 square feet of interior space, elevators, and two outdoor spaces in the form of balconies and decks; two of the homes have roof decks while the other two have large rear decks on their top floors.

Designed by Canno Design, the modern homes boast dramatic two-story high living rooms (save for 218) and kitchens outfitted with top-quality appliances, custom contemporary cabinetry and quartz or granite countertops. The basements feature family rooms with wet bars and bonus rooms that make ideal gyms, and the master bedrooms boast dual walk-in closets, sumptuous bathrooms and wet bars.

The development is ideally located close to both the Delaware waterfront and the shopping, dining, galleries and nightlife of Old City yet just far enough away from all that to enjoy peace and quiet at home.

Prices start at $2.65 million. 218 has been sold in advance of construction. The homes are projected to be complete by year’s end.
