It’s no secret that New Yorkers love Philadelphia, and a new listing for a bi-level condo in Queen Village seems to want to play off the fact that nearly 30,000 residents each year trade in the pricey pastures of the Big Apple for the affordability and coolness of the City of Brotherly Love.

Here’s the first line of the listing, via BHHS Fox and Roach:

“Take a Relaxing 80 Minute Train Ride to NY and save Millions of Dollars by Buying this Chelsea/Tribeca/Soho LOOK A LIKE. A True NY Loft with a Million Dollar View.”

This corner penthouse is found on the fourth floor of the former Saint Stanislaus School at 3rd and Fitzwater. The handsome building was converted into condos in 2001 (the eponymous church has been active next door since 1890), and the renovated unit has kept a few of its original features–glossy hardwood floors, 10 large windows, exposed brick and tall ceilings–and fused them with an open, sleek look, highlighted by ceiling speakers throughout, European lighting systems, stainless steel accents, dramatic 21-foot atrium with skylights, metal sliding barn door and even a fireplace.

While the look certainly says New York, the one-car secure parking included with the purchase is a decidedly un-New York amenity, and it alone might give more than a few residents pause to seriously consider the move away from Gotham (we can think of a few more, namely the Yankees).

So whether it’s seeking actual New Yorkers or those simply in a New York state of mind, does this pad have the appeal to fetch its $1,300,000 asking price? We’ll have to wait and see.
