15 Homes Proposed for Warehouse on Front Street in Pennsport

It looks like there’s another large residential project on the way in Pennsport. Plans call for 15 single-family homes to replace an old warehouse and vacant lot at 1422-28 South Front Street.

Patrick Conway, the listing agent on the property and project with Berkshire Hathaway Home Services, told Property that it’s very early in the process and that a community meeting with the Pennsport Civic Association is being scheduled due to the need for a zoning variance. Dr. James Moylan, president of the Pennsport Civic Association, said they intend to meet with the development team sometime next week, with a public meeting held sometime after that.

The homes are being developed by KellyTown, the group behind the four super-luxe homes at 111 Walnut Street. (Side note: Conway said three of those on Walnut Street have already been sold.)

While those may be going for over $2.5 million a pop, Conway expects these new homes in Pennsport to be anywhere between $499,000 to $525,000. According to the zoning notice, each home will have its own rear-access garage, a roof deck on the fourth floor and two other decks (probably balconies) on the front and rear of the building. Conway said that the layout is in flux and that it could end up being eight homes on Front Street and seven on South Howard Street (western part of the property), or vice versa.

Much like with the project at 111 Walnut, these home will be design by Moto Designshop in Old City. Conway said the sale of the property is contingent upon zoning, but expects to close on the deal by the end of August. The property is just south of chef Jean-Marie Lacroix’s Brulee Catering and is the former storehouse of Norman’s Juvenile Furniture.
