Are There Tax Deadbeats In Rittenhouse Square?

We don’t mean right this second, like hanging out by the fountain. But when you think about deadbeats who don’t pay property taxes, you probably don’t think of the 1800 block of Delancey Place, a grand residential jewel in the Rittenhouse Square neighborhood. Nor would you think of the 1700 block, the 1900 block, the 2000 block, the 2100 block, the 2200 block or the 2300 block.

And yet, using a PlanPhilly tool that’s part of its excellent series on tax delinquency, “Ravaged By Neglect,” it’s easy to discover that there are many offenders. Users of the tool can type in the address of a single-family home and find out how many tax deadbeats there are within 500 feet of the home–and how much that lowers the value of the property. Some examples from Delancey:

There are approximately 12 tax delinquent properties within 500 feet of 1719 DELANCEY PL, which diminish the value of the property by 7.6%.

There are approximately 15 tax delinquent properties within 500 feet of 1805 DELANCEY PL, which diminish the value of the property by 10.9%.

There are approximately 11 tax delinquent properties within 500 feet of 1936-38 DELANCEY PL, which diminish the value of the property by 6.5%.

There are approximately 10 tax delinquent properties within 500 feet of 2031 DELANCEY PL, which diminish the value of the property by 5.5%.

There are approximately 7 tax delinquent properties within 500 feet of 2119 DELANCEY PL, which diminish the value of the property by 2.2%.

What about other properties in the Rittenhouse Square neighborhood?

There are approximately 42 tax delinquent properties within 500 feet of 1911 SPRUCE ST.

There are approximately 11 tax delinquent properties within 500 feet of 1940 LOMBARD ST.

There are approximately 10 tax delinquent properties within 500 feet of 412 S 18TH ST.
